Title
Approving the Final Plat for Mississippi River Vista at 104 Mississippi River Boulevard.

Body
WHEREAS,104 MRB LLC, Zoning File #19-084-032, has submitted for City Council approval the attached final plat for 104 North Mississippi River Boulevard (PIN 05.28.23.24.0002) to create six (6) lots and one (1) block and dedicate right of way and parkland; and

WHEREAS, the appropriate City departments have reviewed the final plat and found, subject to the recommended conditions, that it meets the requirements of Chapter 69 of the Zoning Code; and

WHEREAS, notice of public hearing before the City Council was duly published in the official newspaper of the City on April 23, 2020 and notices were duly mailed to each owner of affected
property and property situated wholly or partly within 350 feet of the subject property; and

WHEREAS, the City Council held a public hearing on the plat on May 6, 2020 at which all interested parties were given an opportunity to be heard, the Council having considered all the facts and recommendations concerning the plat;

NOW, THEREFORE BE IT RESOLVED, that the City Council accepts and approves the attached final plat for Mississippi River Vista at 104 Mississippi River Boulevard (PIN 05.28.23.24.0002) to create six (6) lots and one (1) block and dedicate right of way and parkland, subject to the following conditions:

1. Dedication of parkland as part of Mississippi River Boulevard as shown on the final plat.
2. Dedication of additional Otis Lane and Otis Avenue right of way as shown on the final plat.
3. The Right of Access Agreement and Declaration of Restrictive Covenant document shall be recorded immediately after the final plat is recorded.
4. The applicant shall file a copy of the City Council Resolution approving the plat, RES PH 20-74, with the Ramsey County Recorder’s Office.
