Approving the Preliminary Plat for Carondelet Fields.

WHEREAS, the Sisters of St. Joseph of Carondelet and Independent School District No. 625, in File PEDSUB-000654-2026, have submitted for City Council approval the attached preliminary plat for subdivision of property located at 520 and 540 Warwick Street and 0 Albert Street (PINs 10.28.23.32.0166, 10.28.23.32.0167, 10.28.23.31.0023) to create one (1) block and three (3) H2 residential lots and dedicate the east half of Pascal Street as public right of way; and
WHEREAS, the appropriate City departments have reviewed the preliminary plat and found that it meets the requirements of Chapter 69 of the Zoning Code; and
WHEREAS, notice of a public hearing before the City Council was duly published in the official newspaper of the City on October 2, 2026 and notices were mailed to each owner of affected property including all property situated within 350 feet of the subject property; and
WHEREAS, the City Council held a public hearing on the proposed preliminary plat on October 14, 2026 where all interested parties were given the opportunity to be heard, and the Council considered all the facts as well as the report and recommendations concerning the preliminary plat prepared by staff from the Department of Planning and Economic Development dated September 11, 2026, which the Council hereby adopts as its own and incorporates the same into this resolution;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves the attached preliminary plat for Carondelet Fields to create one (1) block and three (3) H2 residential lots and dedicate the east half of Pascal Street as public right of way at 520 and 540 Warwick Street and 0 Albert Street (PINs 10.28.23.32.0166, 10.28.23.32.0167, 10.28.23.31.0023).
AND BE IT FINALLY RESOLVED that the City Clerk shall provide a copy of this resolution to the Applicant, the Zoning Administrator, and the Planning Administrator.
