Purpose: An appeal of a decision by the Board of Zoning Appeals denying a variance request to permit the conversion of eighty five (85) percent of the gross floor area of this building into rental storage. In the B5 zoning district, the zoning code permits a maximum of (15) percent of the gross floor area of a building to be rental storage. A public hearing was held on September 30, 2024.

 

Staff Recommendation: Denial, based upon findings 1 through 4.

 

District Council Recommendation: Capitol River Council - District 17 submitted a letter supporting the variance request.

 

Board of Zoning Appeals Decision: The Board of Zoning Appeals denied the request via a 4-2 vote based upon findings 1 through 4.

11/9/2024 1:04 AMMercy Das For With so much downtown office space vacancy and no return to previous levels of occupancy in sight, buildings have to be re-purposed. Storage is an essential part of residential occupancy and would add to the convenience of downtown living. Storage facilities require greater security so it's a much better option than an empty building. The facade will stay the same so there will be no change in the neighborhood character. +2
