Approving renewal of the lease for the Department of Safety and inspections.

WHEREAS, on October 8, 2008 the City of Saint Paul ("City") entered into a 10-year lease agreement (the "Lease") with 375 Jackson Courtly, LLC and 375 Jackson Willow, LLC ("Landlord"), owner of the property at 375 Jackson Street, Saint Paul, for a premises comprising 32,851 square feet of rentable office space ("Leased Premises") to house the operations of the City's Department of Safety and Inspections ("DSI"); and
WHEREAS, the Lease expires on October 7, 2018, and DSI has determined that it wishes to continue to occupy the Leased Premises for its operations; and
WHEREAS, the City and Landlord wish to extend the term of the Lease for an additional 10 years at favorable rental rates; and
WHEREAS, the City and Landlord specifically have agreed to extend the term of the Lease through December 31, 2018, then exercise a renewal option to extend the term for a 10-year period commencing on January 1, 2019 and ending on December 31, 2028; and
WHEREAS, in conjunction with the extension of the Lease term, Landlord has agreed, at Landlord's expense, to improve the restrooms located on the second and third floors of the 375 Jackson "East" building that serve DSI's customers and staff in order to bring the restrooms into compliance with ADA requirements; now, therefore be it
RESOLVED, that the Mayor and City Council hereby approve the extension of the Lease as described above, and authorize the proper city officials to execute "Amendment No. 1 to Lease," attached hereto as Exhibit A.
