TITLE
Approving the Hilltop Twin Homes Final (Combined) Plat.
BODY
WHEREAS, Tom Distad, Zoning File #PEDSUBD000158-2025, submitted for City Council approval the attached final plat to create eight (8) H2 lots on property at 1758 and 1780 Ford Parkway, south side between Fairview and Davern, PINs 16.28.23.12.0085 and 16.28.23.12.0086; and
WHEREAS, the appropriate City departments have reviewed the final plat and found, subject to the recommended conditions, that it meets the requirements of Chapter 69, subdivision regulations, of the Zoning Code; and
WHEREAS, notice of a public hearing before the City Council for the plat was duly published in the official newspaper of the City and notices were duly mailed to each owner of affected property and property situated wholly or partly within 350 feet of the subject property; and
WHEREAS, the City Council held a public hearing for the proposed plat on December 17, 2025, at which all interested parties were given an opportunity to be heard; and
WHEREAS, the Council, having considered all the facts, recommendations, and testimony concerning the plat, including the report and recommendations from Department of Planning and Economic Development (PED) staff under PED Zoning File #PEDSUBD000158-2025, dated November 25, 2025, and the findings therein;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves the attached Hilltop Twin Homes Final Plat to create eight (8) H2 lots on property located at 1758 and 1780 Ford Parkway, south side between Fairview and Davern, subject to the following conditions:
1. The applicant files a copy of the council resolution approving the plat with the county recorder or registrar of titles.
2. The applicant files the plat with the county recorder or registrar of titles within sixty (60) days of the adoption of the council resolution.
3. There is a house that encroaches over the shared property lines of Parcels 1, 2, and 3 and a parking pad that encroaches over the shared property line of Parcels 1 and 2. Both will need to be demolished prior to recording the plat with Ramsey County.
4. There is a garage that encroaches over the shared property line on Parcels 1 and 2 that will need to be demolished prior to recording the plat with Ramsey County.
5. There is a nonresidential building that encroaches over Parcels 7 and 8 that will need to be demolished prior to recording the plat Ramsey County.
AND BE IT FINALLY RESOLVED that the City Clerk shall mail a copy of this resolution to the Applicant, the Zoning Administrator, and the Planning Administrator.
