SR 26-111 6/6/2026 1:10 AMEdward Jensen For I own a condominium unit at the Airye and I support this project. The commercial floors have sat largely vacant for years, and converting them to 166 homes reactivates dead space and brings the density a healthy downtown needs. Filling a vacant building also puts eyes on the street and in the skyway, improving safety for residents and p***ers-by alike. The financing is sound: in its vacant state the building generates little tax value, the increment captures new value that would not exist but for the project, and the developer carries the risk. The "but for" finding and lookback provision are reasonable safeguards. One concern worth resolving in the development agreement is continued resident access to the downtown skyway. That is a detail to negotiate, not a reason to stop a good project. You will hear vocal opposition, including from within my building. I would only ask the Council to remember that loud is not the same as representative.
